Too many rental property owners don't truly know whether their investment is profitable until tax season — by which point it's too late to course-correct. IdaHills provides monthly owner statements that show every dollar that came in and every dollar that went out, organized and clearly labeled. Your disbursement hits your bank account on a predictable schedule. And when January rolls around, your year-end summary is ready to hand directly to your accountant.
Rental income is taxable, and rental expenses are deductible — but only if you can document them. Management fees, repairs, property taxes, insurance, and depreciation are all deductions available to Idaho landlords. Without organized records, you're either leaving money on the table at tax time or scrambling to reconstruct a year of transactions in January. Monthly reporting keeps you informed in real time and makes the annual tax process straightforward instead of stressful.
Our Process
Every rent payment collected, every maintenance invoice paid, every fee charged is recorded as it happens — nothing reconstructed at month-end from memory.
At the end of each month, we generate a complete owner statement: gross rent collected, any late fees, management fees deducted, maintenance costs itemized, and net income to owner.
Statements are uploaded to your owner portal and accessible any time. You can review current and historical statements, download PDFs, and track trends across months.
Your net rental income is disbursed via ACH to your bank account on a predictable mid-month schedule. No waiting for a check in the mail.
In January, we compile a full-year summary organized by income and expense category. Management fees are reported on a 1099 where required. Your accountant gets everything in one place.
Questions about a specific charge? We have the invoice and documentation to explain every line item. Transparency is built into how we track and report.
Idaho landlords pay state income tax on rental income at the Idaho flat rate (currently 5.8%). Common deductions include mortgage interest, property taxes, insurance premiums, management fees, repairs (not improvements), and depreciation. Idaho follows federal passive activity loss rules, which limit how much rental losses can offset other income. Having organized, categorized records from your property manager is the difference between a 30-minute conversation with your CPA and a frustrating multi-week reconstruction.
