Twin Falls · Burley · Rupert · Jerome · Magic Valley · Mini-Cassia Region
What We Manage
Strip malls, single-tenant retail, and neighborhood commercial centers. Includes NNN lease administration and CAM reconciliation.
Single-tenant and multi-tenant office properties. Lease administration, tenant relations, common area maintenance, and reporting.
Commercial ground floor with residential units above. We manage both under one agreement with consolidated reporting.
Warehouse, flex space, and light industrial properties with commercial lease structures and maintenance coordination.
Professional office suites, medical office space, and service-based commercial properties with specialized tenant needs.
Properties where the owner occupies part and leases the remainder. We manage the leased portion while coordinating shared expenses clearly.
Why Commercial Is Different
Commercial leases are more complex than residential — NNN vs. gross structures, CAM charges, operating expense escalations, tenant improvement allowances, exclusivity clauses, and renewal options all require careful administration. Commercial tenants expect a professional, responsive management partner. And commercial vacancies are significantly more expensive than residential ones — a 3-month gap on a $3,000/month commercial space costs $9,000 in lost income.
IdaHills brings the same systematic, documented approach we use in residential management to commercial properties — adapted for the specific demands of commercial leases, commercial tenants, and commercial financial reporting.
Our Process
We review your existing leases, document every tenant's rent, CAM obligations, escalation clauses, and critical dates — then set up tracking so nothing slips.
Monthly rent and any NNN or CAM pass-through charges are collected on schedule. We track every payment against the lease terms.
We serve as the professional point of contact for all tenant requests, complaints, and communications — maintaining the relationship your occupancy depends on.
Commercial maintenance requests are triaged and dispatched to licensed, insured contractors with experience in commercial properties. We document everything.
At year-end, we reconcile estimated CAM charges against actual expenses, prepare the reconciliation statement, and handle any over/under-payment adjustments.
Monthly statements and an annual operating summary give you complete visibility into income, expenses, and net operating income — organized for your accountant.
Twin Falls is the commercial hub of the Magic Valley, with retail corridors along Blue Lakes Blvd and Addison Ave and a growing downtown mixed-use presence. Burley serves as the Mini-Cassia region's commercial center, with stable demand from the food processing and agricultural workforce. Commercial vacancy rates in both markets have stayed relatively low, driven by population growth and limited new construction. Commercial tenants in the region tend to be local businesses, service providers, and regional operators — a market we know well and have relationships in.
